Air Conditioner Maintenance – The How to Do it Guide

It’s always nice to feel the seasons change and enjoy as the air turns warmer. However, once it gets hot, it may not be as much fun. If you have problems with your air conditioner, it can be nearly unbearable to handle the heat without it. The good news is doing a few simple AC maintenance tasks can keep things running well.

The first thing you should do is turn the power off on the unit. You should also visit the breaker box and turn off the breaker that corresponds to your air conditioner. It can be unsafe to do maintenance without taking these precautions first.

After you’re safe and ready to go, it’s time to clean the condenser. If it’s located on your roof, there may be little you need to do. If it’s at ground level, there is sure to be some debris present. You can remove the grate that is over the fan and then vacuums up any obvious debris. Then use a garden hose to spray the fins from the inside to the outside.

Next up, inspect those fins. These are thin and can become bent easily. When inspecting, if you find damaged areas, you can often straighten it with a fin tool or something similar. Do be sure not to damage any of the tubings inside the fins.

Once this is done, your next task is to remove any nearby debris away from the air conditioner condenser. You can also take this time to trim back any bushes or branches that are coming close.

Finally, the last outside maintenance task is to make sure the condenser is level. Settling soil can take it off the level ground. Using a level and shims, it’s simply to put it back where it belongs.

There are also things you can do inside. The most important is cleaning and changing the filters. This should be done twice a year, once when it starts to get cool and once when it begins to get warm. You can also clean the evaporator drain and the evaporator coils.
